The ¾ of an acre site is blocks from the main entrance to the University of Washington campus and will be the newest addition to Atlanta based Blue Vista and PEAK Campus’ portfolio. Theory U-District will consist of a student residential program of 440 beds offering studio, one-, two-, three-, four- and five-bedroom fully furnished apartments with an abundance of amenities for its residents.
Designated as a Seattle Historic Landmark in 2016, the Pacific Telephone & Telegraph Garfield Exchange building was originally built as a two-story structure in 1921 for use as a telephone switchboard operation facility. In 1929, a third floor was added with design accommodations for the addition of a fourth floor. Since its donation to the Seattle Public Library in 1976, it has served as a storage facility. The building’s brick and ornamental terra cotta façade, concrete floor structure, generous floor-to-ceiling heights, and vertically proportioned windows are particularly well suited for its transformation to 25 residential apartment homes featuring 15-foot ceiling heights, private terraces at the penthouse level and an amenity rooftop space overlooking the downtown Seattle skyline. This historic preservation and adaptive reuse project will restore the building’s exterior façade, seismically retrofit the structure and include all new building systems.

An urban infill live/work project in the rapidly developing South Lake Union neighborhood of Seattle. The site is a former horse stable and today is a seven-story mixed-use building. Units were designed to accommodate flexibility in use and changes over time, and are zoned for both residential and commercial use. Large hinged windows open to provide natural ventilation throughout the units. The building’s shell and core are built to last 100+ years. Geothermal loops were inserted into the building’s structural piles, resulting in an innovative and highly energy-efficient radiant heating and cooling system. This is one of the first projects to use this type of geothermal system in the country.Art Stable received a 2011 AIA Housing Award and was named Residential Architect Magazine’s 2011 Project of the Year through their design awards program.
This ambitious project included renovation of a 52-unit 1931 Art Deco building designed by Bill Bain and Lionel Pries, and the development of 61 new units in three new structures surrounding a garden courtyard. Designed by Weinstein A+U, development of the new buildings relied on a City Council approved Contract Rezone to enable the reorganization of building massing and height, the reuse of an existing non-compliant garage entry for an enhanced pedestrian realm, and the inclusion of retail to promote neighborhood vitality and street activation. Working closely with the Department of Neighborhoods and the Landmark Preservation Board, a historic designation of the original building was secured providing the approval for its careful restoration.
The first new building constructed in the Seattle skyline in the Millennium, an owner-managed development that benefitted from being at the center of 4 major downtown districts. Millennium Tower features concrete and steel construction. The tower offers 14 floors of office and 6 floors of high-end residences ranging from 2,300 to 10,000 Square Feet.
Sold as a “Shovel Ready” project in 1Q2017, FAUL worked with the former ownership group on Project Entitlement, Construction Permitting and Proforma Budget Development for a 55-unit, 43,270 SF project offering 1-bedroom flats, 2-bedrooms and penthouse units. Capitalizing on a small urban lot with efficiently designed, bright and open living spaces, the project concept complimented the neighborhood’s aesthetic design and enhancement of the streetscape. Located just two blocks from the Broadway corridor and the new Capitol Hill light rail station, the site is centrally located between Downtown, Capitol Hill’s Pike Pine Corridor and South Lake Union.
Completed in 2019, this mixed-use project is located across from Cal Anderson Park in Seattle’s desirable Capitol Hill neighborhood. Home to the Richard Hugo House literary center, the redevelopment project created a new facility with state-of-the-art classrooms, auditorium and gathering spaces for the literary center, in addition to adding 80 market-rate apartments to the community.
Ainsworth & Dunn included a historic landmark building and an adjacent parking lot located along the north waterfront in Seattle and situated immediately adjacent to the Seattle Olympic Sculpture Park. An owner-managed restoration and urban infill project included plans for restoring the historic 1902 heavy timber building and integrating it into a new, mixed-use development that provided over 30,000 SF of office space for SPACES and 61 high-end residential apartment homes to Seattle’s Waterfront.
